Daybreak is the defining development in South Jordan — a master-planned community of thousands of homes built around Oquirrh Lake, with an HOA that historically enforced strict aesthetic standards. Utah's SB 152 (2022) changed that: Daybreak's HOA can no longer penalize homeowners for replacing turf with water-wise landscaping, regardless of what the original CC&Rs say. That's opened up a significant number of Daybreak conversion projects, and we're regularly working in that community. South Jordan also has older neighborhoods outside Daybreak — 1970s-80s lots with mature trees and dated hardscape that need renovation. Our Draper office covers all of South Jordan.
Utah's SB 152 (2022) prohibits HOAs statewide from penalizing turf removal for water-wise planting — and that applies directly to Daybreak, regardless of how the original CC&Rs are written. Homeowners in Daybreak can now convert lawn to Localscapes-style or waterwise design without HOA retaliation. Utah Water Savers rebates apply — up to $3 per sq ft — and the pre-approval paperwork has to be filed before any grass comes out. We handle that as part of every conversion project in South Jordan.
Jordan Valley Water Conservancy District supplies treated water throughout South Jordan, and JVWCD's water conservation guidelines apply to every irrigation system we install. Daybreak's high density of single-family homes on flat lots makes the irrigation and turf conversion work here high-volume and well-suited to systematic project management.
South Jordan outside of Daybreak has 1970s-80s lots with mature trees, settled hardscape, and irrigation systems that have been patched for decades. That renovation work — pull out what's failed, redesign the irrigation, rebuild shifted patios — is a regular part of our South Jordan workload alongside the Daybreak conversion projects.
Oquirrh Lake and its surrounding Daybreak community create a distinct outdoor culture — residents are invested in their outdoor spaces, and the lake views on some lots make outdoor living packages (pools, patios, outdoor kitchens) a strong value. From our Draper office, South Jordan is 15 minutes and a frequent project area.
